Updated as of October 2025. This FAQ was prepared by your Board of Directors (BOD) to guide all homeowners and tenants on community processes, payments, and policies.

NEW RESIDENTS FAQs

DHSUD REGISTRATION FAQs

The β‚±200 fee covers your official DHSUD (Department of Human Settlements and Urban Development) registration and already includes one (1) free car sticker for your household.
It is a one-time payment only and does not need to be renewed annually.
You can settle your payment through any of the following:
  • GCash: Send to Ben Bernales – 0998 265 9493
  • Cash Payment: Coordinate directly with Tony Cruz

Please keep a screenshot or receipt of your payment for verification.

Once payment is confirmed, you are entitled to one (1) free car sticker for your registered vehicle.
You can claim your free car sticker at the Clubhouse. Please coordinate with the BODs beforehand for schedule or availability. Alternatively, you may message the HOA group chat (GC) if you’re ready to claim your sticker.

CAR STICKER FAQs

Homeowners who have paid the β‚±200 DHSUD registration fee are entitled to one (1) free car sticker for their registered vehicle.
Each additional car sticker costs β‚±100. Starting 2026, prices may change depending on the number of cars registered per household.
The 2025 car stickers are valid for one (1) year only, covering October 2025 to December 2025. A new set of car stickers will be issued starting 2026.
Each sticker has a unique serial number in the format YYYY-### (e.g., 2025-001) and includes the official HOA logo for authenticity.
Claim at the Clubhouse, in coordination with any BOD member. You may also message the HOA GC to inform the team you’re ready to claim.

Also prepare your proof of DHSUD payment (screenshot or receipt) for verification.
Yes. The first car receives one (1) free sticker; each additional car has a β‚±100 sticker fee (subject to 2026 rate updates).
Coordinate with the BOD for replacement; a β‚±100 reissuance fee applies.
Place on the lower-right corner of the windshield, clearly visible to guards upon entry.

SECURITY AGENCY & PAYMENT FAQs

The official security agency started on September 16, 2025. Uniformed guards are deployed round-the-clock.
Payments for the monthly security service are due every 12th of the month. Please ensure timely settlement to maintain uninterrupted guard operations and avoid late follow-ups from the BOD.
β‚±890 per household, covering guard salaries, benefits, and operational costs.
To sustain continuous operations and avoid delays, each household pays: 2-month advance.

Please keep your receipt or screenshot for verification.

New residents must settle: β‚±200 one-time DHSUD registration fee (includes one free car sticker); monthly security fee from Sept 2025 up to the current month; and 2-month advance for security services.
The homeowner remains responsible, but may arrange cost-sharing with tenants.
Contact the HOA Treasurer or send proof in the HOA GC for acknowledgment.
Possible actions include restriction from sticker/gate-pass renewals and inclusion in the list of unsettled accounts reported to the BOD.

VISITOR, CONTRACTOR, & DELIVERY PASS FAQs

General rule:

Non-sticker vehicles must be verified at the gate and issued the proper pass after logging details.

All non-residents or guests without car stickers. On arrival, the guard will ask the destination, verify with the homeowner, issue a Visitor Pass, and log visitor details. Valid for the same day; return upon exit. Airbnb guests are treated as visitors and must secure a Visitor Pass unless prearranged by the host.
All workers/service providers performing work. Requirements: Approved Work Permit (scope, duration, responsible homeowner) and valid IDs of workers. Submit to BOD before work. Working hours: Mon–Sat, 8:00 AM–5:00 PM. No work on Sundays/holidays unless BOD-approved. Valid only for approved duration; renew if extended.
All delivery personnel or vehicles without stickers. Guard confirms destination, issues Delivery Pass, logs details, and the driver returns the pass upon exit. Valid for single entry/exit on the same day.

AIRBNB GUEST AUTHORIZATION (GAF)

Purpose: For homeowners hosting Airbnb guests and for guests who need entry authorization. All Airbnb guests must present a valid GAF at the gate.

Verifies guest identity; records authorized stays for guards; avoids entry delays; strengthens community safety; promotes responsible hosting. No GAF, no entry for Airbnb guests.
Email the accomplished form and guest IDs to agangatewayhoa@gmail.com with subject: Aganland Gateway - Airbnb Guest Authorization – [Guest Name] – [Check-in Date].
Guest name vs valid ID, unit address & dates, and proof the email was sent to HOA (screenshot or printed copy acceptable).

WORK PERMIT (Contractors & Event Vendors)

Purpose: Required for any contractor work or event vendor setup inside the subdivision. Ensures authorized entry, identity checks, and HOA awareness of ongoing activities.

Protects your property (only authorized workers can enter), documents ongoing work for the HOA, verifies worker identities, avoids gate delays, and promotes community safety. No Work Permit, no entry for contractors/vendors.
Email the accomplished permit and valid IDs of all workers to agangatewayhoa@gmail.com with subject: Aganland Gateway – Work Permit – [Homeowner Name] – [Type of Work / Date].
Permit details vs address and work scope, names vs valid IDs, and valid dates for entry. Unlisted workers are not allowed to enter.

SWIMMING POOL & CLUBHOUSE USAGE FAQs

Not yet. The swimming pool is currently under maintenance and has not been officially turned over to the HOA. Usage is temporarily on hold until the final inspection and turnover are completed.
An official announcement will be released once the pool is fully operational and cleared for use. Please stay tuned to the HOA Group Chat (GC) or bulletin board for updates.
The clubhouse is open from 9:00 AM to 9:00 PM, Monday to Sunday. Please schedule your booking within these hours to avoid overtime charges.
β‚±500 minimum payment – good for the first 3 hours
β‚±100 per succeeding hour thereafter
Fees are used to cover cleaning, utilities, and maintenance.
Before use, please accomplish a Work Permit and submit it to the BOD for approval. You may coordinate directly with any BOD member or message the HOA Group Chat (GC) for assistance.
Yes, but the reservation must be made by a homeowner who will be responsible for the conduct of all guests and payment of applicable fees.
  • Keep the area clean and orderly after use.
  • Loud music and disruptive activities are discouraged.
  • Any damages caused during the event will be charged to the homeowner.
  • Food and beverages are allowed but must be disposed of properly.
  • Ensure all activities end by 9:00 PM.
